Single-hung impact windows, the bottom sash lifts, the top stays put.

Two sashes in one frame: the top one is fixed and the bottom one slides up. Nothing swings outside or into the room. CWS and ES Windows both make one. Each window goes on a written quote with its Florida Product Approval or Miami-Dade approval (NOA) number, and our own crew installs it.

Where it fits

Next to a walkway, a single-hung stays out of the way.

Good fit

  • Standard openings taller than they are wide
  • Along walkways, patios and pool decks: nothing swings out into the space
  • Rows of matching windows across the front of the house

Think twice

  • Over a sink or a deep counter: lifting a sash means a long reach, so a casement or roller is easier
  • Wide, short openings: a horizontal roller fits the shape better
  • Rooms where you want the most air: only the bottom half opens

In customers' words

The wait, install day, and a call two years later.

No review on our listings names single-hungs. These window customers describe the parts every window job shares: the wait, install day and what happens after.

We waited ~10 weeks for the windows to be delivered, and after that we scheduled when the installation will be. The workers were able to finish within a day and a half (originally allotted 3 days)

Jessela Emile · Google review, February 2025 · Deerfield Beach listing

They were careful with the installations and even my shower window that had been tiled in, they did absolutely no damage to the tiles.

Ingrid Pedersen · Google review, October 2024 · Deerfield Beach listing

Not only were the installers spotless, they repaired beautifully the stucco. After 2 years we had an issue with a lock, and they responded immediately.

What is a single-hung window?

A single-hung has two sashes stacked in one frame. The top sash is fixed, and the bottom sash slides up to open and down to close; CWS describes it as “a single movable sash that slides up from the bottom.” Because nothing swings, it works along walkways and patios, and it opens the bottom half of the window.

Single-hung or double-hung: what's the difference?

On a single-hung only the bottom sash moves. On a double-hung both sashes slide, so you can also open the top. A single-hung has one moving sash and one lock to deal with. If you want to open the top of a window, say so at the free measure and we'll go through which styles fit each opening.

How much of a single-hung window opens?

About half. The bottom sash slides up in front of the top one, so the open area is the bottom half of the window, less the frame. If one opening needs more air, a casement opens its whole sash and a horizontal roller opens one side. The slider near the top of this page shows a single-hung opening.

Do single-hung windows tilt in for cleaning?

Some do and some don't. CWS builds its Hurricane Guard single-hung with a recessed sash “intentionally designed not to tilt,” which it presents as a security feature. If tilting for cleaning matters to you, tell us at the measure, and we'll show you on the written quote which product you're getting and how it opens.

What locks do single-hung impact windows have?

It depends on the model, and the manufacturer's page lists it. CWS's Hurricane Guard single-hung has a latch lock with a spring (AutoLock hardware on the vinyl version) and a tamper-prevention frame. ES Windows lists a bottom spring latch or a sweep lock on its ES-EL100. Your quote names the exact model.

Are single-hung windows good for narrow openings?

Yes. ES Windows describes its ES-EL100 single-hung as “designed for narrow openings,” and a single-hung needs no room to swing, so it suits tight spots beside a door, a chimney or a corner. For a wide, short opening, a horizontal roller usually fits the shape better. We go opening by opening at the measure.

How much do single-hung impact windows cost?

We don't post prices. A single-hung is priced by its size, its frame (vinyl or aluminum), its glass, and how many windows are on the job. The in-home measure is free, and the written quote lists every window with its manufacturer and approval number, so you can compare quotes on the same product.

How long does it take to replace single-hung windows?

Plan on 10 to 12 weeks from signed contract to install day, while we pull the permit and your windows are made to your measurements. Install day itself depends on how many windows you're replacing: one customer wrote that our crew finished “within a day and a half” after allotting three days.
